✨ Before the Sale: How Smart Property Management Helped Protect 1093 Soaring Way in Marietta 🏡
Sometimes the most important real estate work happens before a home is ever ready to sell.
When the owner of 1093 Soaring Way moved from Marietta to California, the former family home became an income producing rental property.
The plan was simple. Keep the house, collect rent, build equity, and allow the property to remain a long term investment in Cobb County.
Over time, however, the rental became more difficult to manage. Maintenance concerns were not consistently reported, communication became strained, the condition of the home declined, and rent became part of the dispute.
Before the owner could decide whether to repair, rent, or sell, the property first had to be brought back under control.
That is where I stepped in as the property manager.
🏡 A Marietta Rental That Needed Local Experience
With four bedrooms, three full bathrooms, one half bathroom, approximately 2,496 square feet, a full basement, an attached garage, a fireplace, a deck, and approximately one half acre, the home still had strong underlying potential.
The challenge was not the value of the property. The challenge was protecting that value while the owner lived several states away.
Good property management requires much more than collecting rent. It requires lease administration, organized records, maintenance oversight, consistent communication, inspections, vendor coordination, and the ability to act when a tenancy is no longer working.
I took over the day to day management of the rental and reviewed the available lease documents, communication history, maintenance concerns, and property records so the owner could move forward with a clear understanding of the situation.
🔑 Taking Over Management and Regaining Possession
Based on the circumstances, the owner chose to pursue the eviction process.
Because Arc & Beam had assumed management of the property, our knowledge and experience with lease administration, notices, documentation, filing procedures, and landlord responsibilities allowed us to process the eviction on the owner's behalf.
In this case, outside legal counsel was not required. That helped the owner avoid thousands of dollars in additional legal expenses while still moving the matter forward in an organized and timely way.
This is one of the ways experienced property management can create real value. Owners do not always have to manage every notice, filing, deadline, and administrative step alone.
Every landlord and tenant matter is different. Property managers may be able to handle many administrative eviction matters for properties they manage, while other situations may require legal advice or representation from a qualified attorney.
👀 Once the Home Was Vacant, the Options Became Clear
Regaining possession brought relief, but it also revealed the full condition of the property.
Years of deferred maintenance, unreported concerns, neglect, and damage had taken a toll. The owner now had to decide whether to repair and rent the home again, renovate and sell on the open market, or sell the property in its existing condition.
My role was to help the owner understand what continued ownership would require. That included the repair scope, contractor coordination, rental preparation, future management responsibilities, and the risks of beginning another tenancy from California.
The owner finally had control, information, and real choices.
🤝 Property Management Created the Path Forward
Once the management and eviction work was complete, Rolo took the lead on the off market sale.
Through the Arc & Beam investor network, he helped identify a buyer who could purchase the home in its current condition and take responsibility for the repairs.
The owner did not have to coordinate a major renovation from California or take on another long project after an already difficult rental experience.
Property management helped stabilize the situation, regain possession, organize the information, and clarify the owner's choices. The off market sales strategy then turned those choices into a successful exit.
Strong management solved the immediate problem. A thoughtful real estate strategy created the final result. ✨
